Joliet is a large Will County city with an enormously varied housing stock — from historic homes in the neighborhoods adjacent to downtown, where original hardwood floors from the early 1900s are common, to newer construction on the northwest and southwest sides with homes that frequently lack hardwood altogether and are replacing carpet with wood or LVP for the first time.
The older sections of Joliet — neighborhoods along McDonough Street, Richards Street, and the historic areas near downtown — contain some genuinely beautiful original hardwood that we restore regularly. This is old-growth wood, denser than modern lumber, and it responds beautifully to professional sanding and refinishing. We approach these floors with care because they deserve it.
The newer Joliet subdivisions on the west and southwest sides are more focused on new installation — hardwood or LVP replacing carpet throughout main levels and finished basements. Both types of work keep us busy throughout the Joliet market every week.
We serve all Joliet neighborhoods and ZIP codes: 60431, 60432, 60433, 60435, and 60436.

Two Kinds of Joliet Projects
Most Joliet jobs fall into one of two camps, and each calls for different habits. In the older neighborhoods, the floor is one of the most valuable parts of the house. We go slowly, sand only as much as the wood needs, and fill or replace boards with stock that matches the original species and width. Rushing a floor like that can use up wood that took generations to grow.
On the newer side of town, the job is usually a clean start: carpet comes out, the subfloor gets checked for squeaks and soft spots, and the new floor goes down room by room. What matters there is the layout, the transitions to tile, and how the stairs will look. Either way, you see a written quote first, and sanding happens behind dust containment so the rest of the house stays livable.
Common Questions From Joliet Homeowners
Yes — this is some of our most rewarding work. Older homes near downtown Joliet and in the historic neighborhoods often have exceptional original hardwood that just needs professional restoration. We assess the boards carefully and give you an honest picture of what refinishing would achieve.

We do. Angel Hardwood Floor Corp is insured for its flooring work, and if you, a landlord, or a property manager needs proof, we'll provide a certificate of insurance on request.
In Joliet we install solid and engineered hardwood, luxury vinyl plank and laminate; repair damaged, stained or squeaking boards; sand and refinish existing wood floors; and refinish stair treads and railings. Every Joliet project starts with a visit to the house, because a century-old home near the Upper Bluff and a newer two-story west of I-55 usually need very different floors. The visit, the measurements and the written quote are free.
Usually, as long as enough wood remains above the tongue of each board. Many houses around the Upper Bluff and the streets close to downtown were floored in oak or maple generations ago, and some have already been sanded more than once. We lift a floor register or check a threshold to measure what is left before recommending anything. Where a wall was taken out or an old radiator removed, we can often weave in matching boards so the patch disappears once the whole room is refinished. Our floor restoration page explains how the sanding and finishing process works.
Below grade, we steer most Joliet homeowners toward luxury vinyl plank, because solid hardwood should not be installed directly on a concrete slab below ground. Basements under Joliet's older homes, some of them on stone foundations, tend to run damper than the poured-concrete basements in the west-side subdivisions, so we check slab moisture before quoting any product. If the readings are high, we would rather tell you before the job than replace a buckled floor after it.
Most homes built on Joliet's west side in the 1990s and 2000s came with carpet over a plywood or OSB subfloor on the main level and the stairs. We usually start with the rooms that take the most traffic, such as the entry, family room and hallway, and plan the transitions so the new floor meets kitchen tile or existing vinyl cleanly. Decide early whether the staircase is part of the project: matching new treads to a new floor is far easier in one job than years apart.
